General Information & Policies

• Wireless internet is available.

• Cleaning fee is $150.  This allows us to thoroughly sanitize the home in between guests.

• No smoking is allowed within The Den.

• Bedding, sheets and towels are all provided.  If you would like additional bath towels during your stay, the additional fee is $4 per set.  Beach towels are not provided.  Please bring your own.  Bath towels are not to be used as beach towels.

• Pets:  No pets are allowed unless owner is informed, before arrival, of tenant’s intention to bring a pet(s) and tenant agrees to pet conditions.  

  • To pay any damages to property or grounds made by the pet.

  • To clean up any messes the pet may make on the grounds.

  • To restrain dog from incessant barking.

  • To not allow pet to sleep on beds.

• Check in is 3:00 – 5:00 p.m. Check out is 10:00 a.m.

• Boats:  Each of the guests who operates a canoe, kayak, or paddle board provided by owner is required to abide by NYS boating regulations.

• Owner shall not be liable for any damages or any injury to tenant or to tenant’s family or guests or to tenant’s property from whatever cause arising from occupancy or usage of said premises. Owner shall not be liable for any damages or injury caused by use of the kayaks/canoes/paddle boards.

Deposit/Cancellation Policy

1. 50% deposit due with reservation, remainder due thirty days before occupancy.  You may pay by check or PayPal. If you would like to pay with a credit card, please send an e-mail to BearhurstCottages@gmail.com and we will send you a PayPal invoice. You do not need to have a PayPal account.

2. Once a deposit is paid, it is only able to be refunded if we are able to rent The Den to another guest. Reservation is not confirmed until the owner receives the deposit. Reservations are made on a first-come first-serve basis.
